The Listing Lender Program is a seller-focused prequalification process that requires all financed offers to be reviewed and prequalified by our team before they’re considered. If the buyer chooses to use a different lender, no problem — we simply request their fully underwritten preapproval in addition to our review.

This process is both legally compliant and transparent, with a standardized seller disclosure and buyer notice included in the listing documents. How to Use It (Simple & Compliant)

For sellers requiring buyer prequalification through the Listing Lender, the process is:

  1. Include the Listing Lender Disclosure Addendum with the MLS documents.
  2. Direct buyers to Steve-Combs.com → click “Prequalify” to submit their info.
  3. Our team reviews the file, confirms strength, and issues a conditional approval letter — often within hours.
